Numbers on paper are not the same as numbers from a physical site inspection. Our On-Site Audit gives you the hard data you need to finalize your financing, negotiate your lease, and make a fully informed decision about your location.
We visit your site in person. We inspect the existing mechanical, electrical, and plumbing infrastructure. We assess the structural condition. We identify every element that will affect your build cost — and we document it in writing.
This is not a visual inspection. We are looking at panel capacity, gas line sizing, drain locations, ceiling heights, structural load capacity, and every other factor that determines whether your build will be straightforward or complicated.
After the site visit, we produce a written Risk Analysis Report covering HVAC capacity, grease interceptor sizing, electrical service adequacy, permit complexity, structural considerations, and any site-specific risks that could affect your budget or timeline.
This report is designed to be shared with your lender, your franchisor, and your lawyer. It gives everyone involved in your deal a clear, professional assessment of the site.
Based on the site inspection and your franchisor's build requirements, we produce a detailed Project Build Budget. This is not a range — it is a line-item estimate built from real subcontractor input and our direct experience with your franchise brand's requirements.
Every dollar you invest in Phase 2 is fully credited toward Phase 3. If you move forward with us as your general contractor, the $2,000 Phase 2 fee comes off your construction contract.
